What steps does my tenant need to complete before moving in?
Before moving in, tenants must successfully pass the screening process. Once approved, they are required to pay the full security deposit. They will then schedule an appointment to sign the lease agreement, which they must carefully review and agree to in full.
If there are any additional fees, these must also be settled at the time of signing the lease. All payments and signatures must be in place before the tenant receives their keys to move in.
How is a tenant cleared from their lease?
When a tenant moves out, we conduct a thorough inspection of the property. If no damages are found, they receive approval and their security deposit is returned.
What types of inspections do you perform?
We conduct move-in and move-out inspections to document the property's condition. Additionally, upon your request, we can perform unlimited drive-by inspections to help ensure the property remains well-maintained.
How are the utilities organized?
When tenants move into your property, all tenant utilities will be on their name. Some types of utilities could be catered for by the properties. For example, trash collection or water. All the owner's utilities stay attached to their name. These utilities get submitted to the office for payment. Of course, your regular cash flow statement includes the utilities.
What happens if my tenant doesn't pay rent on time?
Our lease agreements outline strict policies regarding late or missed rent payments. Tenants are required to pay late fees promptly after receiving a notice. If payments continue to be missed, eviction proceedings will begin.
What's the policy for property damage?
We will repair all damage using our licensed and professional partners. Before the repairs begin, we'll inform you about the details. When we get your permission, we'll begin the work at the earliest moment possible. All maintenance and unexpected repairs are done using high-quality vendors at their best price.
To minimize disruptions to you, we can agree on an expense cap under which all repairs are automatically approved. Any repairs performed that are deemed cause by tenant abuse, misuse, or neglect will be charged to the responsible tenant.
Which reports can I access?
You are able to access a multitude of reports when you use our owner portal. These reports include regular statements for income and expenses.
Is it a good idea to allow pets or smokers?
Allowing pets or smokers is entirely your choice. However, it's important to note that being too restrictive on pets may limit your pool of potential tenants.
We forbid smoking in all the rental properties. If we find evidence of smoking, then the tenants have to pay for any relevant damages.
Does hiring a property manager lead to loss of all control?
No, property management means that you can still have a say in every decision that is made. Also, you can choose the level of how much you want to be involved in smaller-scale choices. All large scale projects will be presented to you for your input and approval.
